It may come as a surprise that one of the ways Jim Damiani makes a difference for his clients is with a four-foot stuffed kangaroo. He first brought the kangaroo, Koodoos, to the Colliers office as a way to acknowledge colleagues that go above and beyond. If the kangaroo shows up in your work area, it means there is a note in its pocket thanking you for a great job. Then in two weeks, it is your turn to pass the kangaroo, along with a written note, to another deserving coworker. Each quarter all of the Koodoos recipients are celebrated during a company happy hour or lunch.
Koodoos is a prominent symbol of the culture in the office and is now part of all client pitches. It started with a big office leasing win. During the pitch process, Jim served as the tenant advisor on an integrated team of experts which included listing brokers, marketing, and research. During the pitch, Jim spent a lot of time talking about what tenants are usually looking for—and most often improving their culture is forefront. At that point in the pitch, Jim brought in Koodoos and shared the Colliers story.
Understanding culture and teamwork beyond the four walls of an office—and proving it—helped the team win the business. The client liked that they understood what tenants wanted and believed Colliers could help them create space where people want to be to enhance their culture.
