Michael Markey and Jonathan Tesser came to the rescue of Achim Importing Co. when the company’s building burned down and they had to find new space fast. Recommended by Achim’s insurance adjuster, the team acted quickly to find the company a space that they were able to move into within 15 days of the fire.
Michael and Jonathan overcame three major obstacles: Finding immediately-available vacant space; accelerating the Certificate of Occupancy approval process, which can take 30-45 days in some municipalities; and finding short-term space in a tight market.
The team negotiated a two-year sublease with CEI, and quickly obtained approval from property owner, GLP, who they had done business with previously. They were also able to obtain almost immediate occupancy approval based on their relationship with the township officials. As an import business, Achim had inbound freight being held at the Port of Newark which was not only costly, but also created pressure from the Port to move their cargo containers out. Finding new space quickly not only helped save Achim money on temporary storage but also minimized business disruption.
